Dartmouth, Eastern Passage & Cow Bay — What's Happening in Your Real Estate Market Right Now
By Eric & Kathleen Meredith | September 2026
If you own a home in Dartmouth Woodside, Eastern Passage, or Cow Bay — or you're thinking about buying one — this is for you.
We pull these numbers every month because we believe you deserve to know what's actually happening in your neighbourhood. Not headlines. Not hype. Just the real data, explained simply.
Here's your August 2026 market snapshot.
Single-Family Homes: Prices Are Up, Pace Is Shifting
The headline number: the median sale price for a single-family home hit $490,000 in August — up 12.9% from $434,040 last year. The average sale price climbed even higher, reaching $541,193, a 17.6% increase.
If you've owned your home for a few years, your equity has grown significantly.
But the pace of the market is shifting. Here's what that looks like:
- Inventory is up 31.6%. There are 25 homes available right now compared to 19 last August. More choice for buyers.
- Homes are taking longer to sell. Days on market moved from 13 to 19. Still fast — but not the weekend-offer frenzy we saw last year.
- Sellers are getting closer to list price, not above it. The percent of list price received dropped from 104.7% to 98.6%. In plain language, buyers aren't bidding as aggressively over asking.
- Closed sales were up 25% in August (15 vs. 12), but year-to-date sales are down 19.1%. Fewer listings entering the market is part of that story.
What does this mean? It's still a seller's market — 1.7 months of supply is well below the balanced threshold of 4 to 6 months. But the market is finding a healthier rhythm. Homes that are priced right still sell. Homes that are priced on hope sit longer.
Condos: Small Market, Steady Demand
The condo market in Dartmouth Woodside and Eastern Passage is small, so the numbers can swing dramatically month to month. In August, there were zero new condo listings and zero inventory — meaning demand completely absorbed supply.
Year-to-date, condo sales are up 75% (7 closed vs. 4 last year), and the median price sits at $501,000 — stable and healthy.
If you're a condo owner in this area, you're in a strong position. If you're a buyer looking for a condo here, patience and speed will both matter — when something comes up, it moves fast.
What This Means If You're Thinking About Selling
Your home is likely worth more than it was twelve months ago. That's the good news.
The shift to watch is this: buyers have more options and more time than they did last year. That means pricing your home accurately from day one matters more than ever. Overpricing and waiting for offers isn't the strategy it was in 2024 and 2025.
The sellers who win in this market are the ones who price with the data, present their home well, and work with a team that understands the neighbourhood.
What This Means If You're Looking to Buy
You have a little more breathing room than you did a year ago. More homes to look at. A bit more time to make a decision. Less chance of a bidding war.
But this is still a competitive market — especially under $500,000. Getting pre-approved, knowing your budget, and being ready to move when the right home appears is still the winning approach.
If you're a first-time buyer, this shift actually works in your favour. Talk to us about what's coming on the market and how to position yourself.
What This Means If You're a Homeowner (Not Selling)
Even if you're staying put, knowing your home's current value matters. Whether you're planning a renovation, reviewing your mortgage renewal options, or thinking about your next move a year from now — the data helps you make better decisions.

The Bottom Line
Dartmouth Woodside, Eastern Passage, and Cow Bay remain one of the most active and in-demand areas in the Halifax region. Prices are up, supply is still tight, and the fundamentals are strong.
The market is shifting from frantic to steady — and that's a good thing for everyone.
If you have questions about what this means for your home, your mortgage, or your next step, we'd love to hear from you.
